Independent Living Units
· How much are the service fees?
o Fees are reviewed annually. Current fortnightly service fees for independent living units are $128.10 for a 1-bedroom unit, $135.10 for a 2-bedroom unit and $138.60 for a 3-bedroom unit.
· Do service fees include rates?
o Service fees cover both council and water rates.
· What about utilities and insurance?
o Payment of telephone, gas, electricity and contents insurance are the responsibility of each individual resident and are not covered by the service fee.
· Do we get our pensioner discounts on rates?
o Yes, if this detail has been provided to our Resident Services Manager.
· What are the costs of purchase (resident funded unit)?
o The costs of purchase (ingoing premium) are based on the current market rate of the property.
· What do we get back if we sell (resident funded unit)?
o You receive the original purchase price (ingoing premium) less gift and refurbishment levies plus percentage of capital growth.
Gift levy is calculated at 2.8 % p.a. of the ingoing premium for the first 10 years, then 1% thereafter
Refurbishment levy is calculated at 1.25 % p.a. of the ingoing premium for the first 20 years then 0.75 % thereafter
Capital growth percentage is calculated at 20 % of the different between purchase price and current market value.
· Can I have family/friends come and stay with me?
o Visitors are allowed for up to 6 weeks in any year, with a maximum of 4 weeks at any time.
o You may have a live-in carer reside with you in your Unit to provide you with care services.
· Are pets allowed?
o Except for guide dogs, the keeping of pets requires prior written consent.
· Where can we store our caravan/boat?
o For a small weekly fee we can provide storage for caravans/boats (subject to availability)
· What alterations can I make to my unit?
o Alterations are subject to prior written approval by Amaroo Village to ensure consistency of design.
· Can we make any modifications to the garden/landscaping?
o We encourage residents to maintain their own personal gardens
· Do you have any current vacancies?
o No
· How long is the waiting list?
o This is dependent on the type of unit that is required. Our Resident Accommodation Co-ordinator can provide an estimated waiting list time upon application.
· When can I come and look at a facility to see if it suits my needs?
o You can make an appointment at any time with our Resident Accommodation Co-ordinator to view our facilities
· If I get sick and require on-going care, do I have to leave?
o This is dependent on the level of care required. You may have a live-in carer reside with you in your Unit to provide you with care services.
o If we consider you are incapable of maintaining or adequately providing for your own safety, health and hygiene we may request you to undergo a medical examination. If this medical examination finds that you are no longer able to care for yourself we may ask you to surrender your lease/vacate your unit.
· Do I have to do my own cleaning, gardening and maintenance
o Maintenance of communal garden areas and facilities is provided as part of your service fee. We also maintain your unit in terms of general, routine maintenance. Cleaning is your own responsibility.
· Is there a carport? Can I still drive my car?
o Lock-up garages are included with all new units, while garage space is available for other units (Subject to availability).
· Is accommodation suitable for wheelchairs?
o Widened corridors and doorways, wheelchair access to bathrooms and safety rail features are provided in the majority of our units
· Do any doctors visit? When?
o We don’t currently have a regular visiting practitioner however your own GP is welcome to visit at any time.
· What recreational services are available?
o We offer a range of recreational services and amenities. Amaroo’s Social Club organizes a range of activities, including bowls, bingo, cards, art & craft activities and regular day trips. Our manual arts shed houses a range of excellent woodwork tools, whilst our Winifred Jones Centre provides a dedicated arts and crafts venue and mini gym. Our Nancye Jones hosts many regular and special events including Tai Chi and a weekly Friday Happy Hour. Dots Cafe is open to residents and their family and friends 4 days per week for lunch and morning/afternoon tea.
o Gosnells community facilities are within a short distance of Amaroo Village.
Residential Care
· How much are the service fees?
o Fees are calculated in strict accordance with Government regulations and the Aged Care Act 1997.
· Do you have any current vacancies?
o No
· How long is the waiting list?
o This is dependent upon the type of care required. Our Resident Accommodation Co-ordinator can provide an estimated waiting list time upon application.
· What do I need to do to be eligible to apply for a residential care place?
o An assessment is required by a Government Aged Car Assessment Team (ACAT) to determine whether you have high or low care needs. This can be organised through your doctor or hospital social worker.
o You are also required to obtain an Asset Assessment from either Centrelink or Department of Veterans Affairs (DVA).
o An application Form must be completed and returned with the abovementioned documents to enable placement on our waiting list.
· What furniture do I bring
o Residents are encouraged to bring in special items such as photographs, a favourite armchair and a television set
· Who is responsible for my personal laundry?
o Care fees cover cleaning and laundry.
· What are the visiting hours?
o There are no set visiting hours; visitors are welcome at any time.
· What recreational services are available?
o Group and individual activity programs are offered to all residents and there are a variety of activities on offer every day. Our low care facility at Buckley offers a range of activities including pool, bingo, a walking club, sundowners, craft, church services and regular outings.
